Flexible Management Packages

Rather than offering a one-size-fits-all (because it won’t) approach to property management, we have a variety of management packages to suit your needs. Choose from our range of packages each offering a sliding scale of services with different levels of support. At one end, there’s our Affiliate package, where we can simply function as an additional marketing channel for you; at the other, there’s our Premium Plus package, where we will take on full management of your property while you put your feet up. We are also able to offer bespoke packages if you’d rather. Please get in touch and we’ll be glad to talk you through the options.

Property Set Up

You provide the property, we’ll tie a bow around it. A lick of paint here, a storage solution there can make all the difference when it comes to optimising a guest’s experience in your property. We have access to a wide range of tradespeople, interior/furnishing experts and photographers to work their magic by presenting your abode in the best possible light. We can also offer advice on the more ‘sensible’ things like insurance, health and safety, and other host responsibilities that you perhaps hadn’t thought of.

Marketing and Sales

As well as listing your property on the Harbour Escapes website (giving us an opportunity to engage with guests from the outset) and including it in our branded brochure, we will market your property across a wide range of other channels, including online travel agents such as Airbnb. We will also connect with more specialist booking agencies to give your property full exposure in order to maximise occupancy, especially during the low seasons. We will also utilise our many years of experience in this local marketplace to attract bookings from guests directly, where no commission is payable.

Revenue Management

There’s more to revenue management than meets the eye. It’s not just about handling costs, payments and revenue associated with your property. It’s also about understanding demand, staying on top of market trends, keeping an eye on competitor activities, knowing about local events, optimising occupancy with the best price structure… the list goes on. We will work with you to construct a dynamic pricing structure based on the season and we’ll keep our finger on the pulse to ensure your property is always positioned at the right price.

Enquiry Management

Responding to an enquiry from a potential guest is one thing, converting it into a booking is quite another. We will manage all aspects of enquiry handling and management, from the initial query through to booking confirmation. Our team is available to handle enquiries 24/7 and know that replying in a timely manner – often within minutes – will increase the chances of a guest making a booking. We also understand that not all enquiries should convert into a booking. We use our years of experience to judge which bookings would be desirable for your property and which ones wouldn’t. Rowdy stag do? No, thank you!

Guest Services

From a guest’s initial enquiry right through to their departure, we will manage every aspect of their holiday experience. We are on hand day and night to handle any queries or requests they may have, and will extend hospitality at every turn to ensure each guest has the best experience possible. We’re extremely proud to have had so many happy customers – they return home with a smile on their face and a spring in their step. The reviews speak for themselves.

Property Management

We want our guests to be 100% satisfied, 100% of the time – which means staying on top of things. We pride ourselves in delivering the most comprehensive management service, meaning each property is well cared-for and our guests have the most comfortable stay imaginable. We maintain consistently high standards and our property maintenance team will respond to any issues reported – either by our service team or a guest – swiftly and efficiently to rectify the situation ASAP. Leaky taps and squeaky doors begone!

Housekeeping

A full housekeeping service is offered to our property owners, comprising both a deep clean in-between guest stays and a cleaning service during guest stays. This includes a full linen service, with fresh bedding and towels provided. All cleaning and linen services are provided in accordance with the latest COVID-19 protocols. Our experienced housekeepers are trained to leave everything spick, span and sparkling.

Reporting & MI

We provide a full and transparent summary of all activity relating to each property, which includes a monthly statement of account showing a breakdown of all comings and goings, as well as a tax schedule at the end of each financial year. Prior to you signing on the dotted line, we will calculate a detailed forecast of your property’s potential financial performance. You will also have access to real-time performance information about your property, plus be able to see when it’s booked and when it’s available at the click of a button. You can also monitor the reviews and feedback given by guests, so you can see what a wonderful job we’re doing!
